What is a Survey and why do I need one?

In this 'Conveyancing Questions' series, we'll answer a commonly asked conveyancing question. The importance of a survey is answered by Sophie Eklund, Conveyancing Executive at TMT Legal Services.

Under English law the legal principle of “buyer beware” means that the buyer purchases the property in its current condition and therefore it is for that reason that is recommended that a survey is carried out by a qualified surveyor. It is a buyer’s responsibility to investigate whether the property has any physical defects which will then enable them to look to renegotiate the purchase price or potentially arrange for any repairs to be carried out by the seller.
The idea of a survey is to reveal any structural defects which affect the property that may not be visible during a buyer visit. It can also assist with identifying any ongoing or future maintenance the property may require, flag any issues which may require further legal enquiries to the seller as well as reassure the buyers as to the value of the property.
